Rate range $87,376-$96,422
1st Commercial Management Group, a growing Commercial Property Management company handling over 50 million square feet of managed property, is looking for the right candidate to fill our open position of Maintenance Facilitator, based in Oakland, CA, to oversee maintenance and general upkeep of facilities managed throughout the Oakland, CA region.
Responsibilities:
- Maintain strong client relationship and ensuring key service levels are maintained.
- Oversees the maintenance and repair mechanical, electrical, plumbing, carpentry, critical systems, HVAC, and others defined within the portfolio of respective sites.
- Ensure all site management and operations practices in compliance with company/client standards
- Monitor the facilities in portfolio to ensure that properties remain secure, and well-maintained.
- Oversees construction and renovation projects to improve efficiency and to ensure that facilities meet environmental, health, and security standards, and comply with government regulations.
- Conducts site visits, site inspections/walkthroughs of properties in coordination with Property Managers for all assigned properties.
- Participate in architectural and engineering planning and design, including space and installation management.
- Obtains and reviews price quotes for the procurement of parts, services, and labor for projects
- Prepare and review operational reports and schedules to ensure accuracy and efficiency.
- Supervise vendor performance during normal and off hours including weekends when necessary.
- Collect and maintain, for compliance, vendor certificates of insurance for all San Jose/Roseville properties.
- Collect all required Conditional and Unconditional lien waivers for all San Jose/Roseville properties.
- Files Notice of Substantial Completion documents with governmental agencies as needed.
- Responds to after hour property or tenant emergency calls for all San Jose properties and Roseville properties as assigned.
- Develops a property CAPEX plan for each property. Makes recommendations to the Property Managers for physical repairs and/or replacements.
- Any other activities to support site operations as assigned.
- Minimum five years of experience in maintenance equivalent relevant experience and facilities management and/or MEP trades.
- Working knowledge of facilities maintenance and related CAL/OSHA regulations
- Well-versed in technical operations and facilities management best practices
- Working knowledge of conditional and unconditional lien waivers
- Working knowledge of vendor certificates of insurance
- Personal computer skills sufficient to utilize Word and Excel software
- Excellent verbal and written communication skills
- Valid current driver's license
- Strong interpersonal skills
- Strong technical skills (preferred and weighted heavily)
- Knowledge of building systems (preferred)
- Facility Management Certification (preferred)
ORGANIZATIONAL RELATIONSHIPS:
- Reports to Senior Property Manager and assists Property Managers as applicable.
- Interacts with property team, clients (internal and external), tenants, vendors and leasing/marketing professionals.
- Develops and maintains strong relationships with team members, clients, tenants and vendors to ensure great communication, first-class service and customer satisfaction.
- Engages in monthly one-to-one’s with Senior Property Manager.
- Follow established FCRG procedures for compliance and quality of work product.
PHYSICAL DEMANDS :
- Work is performed while standing, sitting and/or walking
- Requires the ability to communicate effectively using speech, vision and hearing
- Requires the use of hands for simple grasping and fine manipulations
- Requires bending, squatting, crawling, climbing, reaching
- Requires the ability to lift, carry, push or pull up to 50 pounds.
KEY MEASUREMENTS:
- 100% attendance during the first 90 days.
